LEASE w/ RIGHT TO PURCHASE PROGRAM
The lease with right to purchase program is an awesome, new way of renting and purchasing a home.
This program is different, as there is no rental list. We will show you homes and you will choose the home you live in from any (some exclusions apply) home for sale on the market. This gives you more choices and allows you to live in the house you want, instead of just what's available for rent. We have more info below to explain the program in greater detail.
You, as the resident, gets to choose a home for the landlord (a large, cash buyer, investment group) to buy for you to live in and rent with a right to purchase the home at a predetermined price any time during the lease term. Lease terms are for 1 year intervals, but can be leased up to 5 years; giving you a lot of time to decide if you want to buy and to get to the position to buy, if you choose to buy the home you rent.
There are many reasons why people are unable to buy at the present time or just don't want to make that commitment right now. Whatever that reason is, this is a great way to lease the home you may potentially want to purchase in the future, without obligation to buy it.
The way the process works is you submit an application with an application fee of $75 per household (not per person) and once approved you will receive a max amount of rent payment they will allow you to do and the max amount of home price for that particular rent payment. Once we have those 2 numbers, you and one of our team agents can look at homes that are on the sale market (mls), just as we would if you were buying a home at this time. Once we find the home you want, our buyer buys the home and makes any necessary repairs/improvements (either what needs to be done and/or any improvements you ask for) and you move in.
Once we find the home you want and an offer is accepted, you will then sign the lease with right to purchase agreement and submit 2 month's security deposit. The 1st month's pro-rated rent payment will be due when you move in. If you have pets (max of 3 dogs/cats with a total weight not to exceed 180lbs), you will also have a $300 per pet fee due when the 2 month's security deposit is due. If you choose to buy the house, this pet fee is refundable. If you do not buy the house the pet fee is non-refundable. The security deposit is fully refundable at the end of the lease (minus any damages more than normal wear and tear, just as any other lease).
The main criteria for approval is below:
*525 or higher FICO score (there are a few exceptions, so if you are lower and you have a 2nd signer and theirs is higher; we can discuss)
*Discharged bankruptcies ok. Will need paperwork to support.
*Short sales ok
*Previous mortgage denials ok
*One-time events such as medical bills, loss of job, divorce, etc ok
*No violent felonies
*No more than 2 DUIs
*No drug distribution or manufacturing charges
*Income verification (we can discuss how this can work for even self-employed applicants)
*Asset verification of the 2 month's security deposit
*No evictions in the last 5 years
*No pending bankruptcies
2 bedroom minimum
3 acres or less lot size
Single family homes and fee-simple title townhouses only
Pools are allowed and pool service is included in rent
Rent increases by 3.75% each year (If you choose to stay over a year)
Purchase price increases by 5% each year (This will be discussed in greater detail and in writing once a home is contracted)
Rents from $1250-$5000/mo
Home prices from $100k-$575k
It takes approximately 45 days +/- from application to move in, so please plan accordingly. Remember...you are finding the home you want to live in, not just choosing from a short list of homes that are currently ready to move into; then we have to go through the "buying process" and possible repairs after closing before move-in date.
